What's new in RealBooks

We ship every week. Here's what each release brings to your books.

  1. Matching that keeps up with how you actually pay

Real payments are messy. One check settles four invoices, a receipt's date gets misread, and the same payee shows up three different ways on your statement. This release teaches RealBooks to handle all of it, and to remember the matches you confirm so the next one happens on its own. Adding a tenant got faster too: upload the signed lease and AI fills in the details for you to review.

    • One bank payment matched to several receipts from the same payee
    • RealBooks learns your payees from the matches you confirm
    • Receipts with a misread date still find their transaction
    • AI prefills a new tenant from the lease and flags anything it isn't sure of
    • Dollar Bill can edit an asset, see tenant data and work with units
    • A clear message, not a failed upload, when a receipt would go past your plan's limits
  2. Bank statement import and multi-family assets

Two of our most requested features shipped together. Not every account can connect a live bank feed, and most investors have history from before they signed up, so you can now upload bank statements and turn them into transactions. And for duplexes, small apartment buildings and mixed-use properties, an asset can now hold units, each with its own tenant, lease and transactions, all rolling up to the property.

    • Upload several statements at once as PDF, XLSX or CSV
    • Review the extracted rows, with anything already in your books flagged and skipped
    • Add units when you create a multi-family asset
    • Assign tenants and transactions to a unit, with totals rolling up to the parent asset
    • Your existing roles and permissions apply to units, leases and tenants
  3. Smarter matching and a clear view of your plan

Receipt matching moved from a strict pass/fail rule to a confidence score. Strong matches are applied automatically, and near-misses come to you as suggestions instead of slipping through. You can also see how much of your plan you've used, and edits to a lease now keep the rent ledger in step.

    • Matches weigh the amount, a 14-day posting window and cleaned-up merchant names
    • AI receipt reading and storage usage shown against your plan's limits on your Profile
    • Extending or shortening a lease adds or removes rent months, after you confirm
    • Document links and reporting sessions are always scoped to your own account
  4. Leases that charge the way landlords do, and a new chat with Penny

Leases now handle prorated first months, last month's rent and late fees, and a new late fee ledger shows every fee assessed. Penny and Dollar Bill got a redesigned chat and now go through the same permission checks as the rest of RealBooks. Rehabbers get project budgets whose numbers agree everywhere they appear.

    • Prorated rent and last month's rent flow into the tenant's rent transactions
    • Changing the rent on a lease applies to future months only
    • Pick an agent from a new carousel and save any chart or report it creates
    • Project totals, projected profit and budget tracker figures corrected
    • The transactions table loads more as you scroll, straight from customer feedback
  5. Sharper receipt reading

A short release with a change you'll feel on every receipt: receipts you forward or upload are now read by a newer, more accurate AI model.

    • Receipts read by a newer, more accurate AI model
    • Transactions sort correctly by ID
  6. Nightly bank sync is back, and receipts land in the right place

Connected bank accounts sync nightly again, and valid receipt matches are created automatically. Receipts also got better at finding where they belong, including invoices that arrive in the body of an email with nothing attached.

    • Invoices in the body of an email are saved as PDF receipts
    • Forwarded receipts are matched to the tenant named on them
    • Loan payments can be created automatically from forwarded receipts
    • Search transactions by tenant name
